Pretty much one thing that experts agree on, is that despite the very recent property value explosion in the UK, purchasing a buy to let property to provide a capital gain when that property is sold, is a long term business and many industry experts would advise that the property be held for at least 5 years.

In terms of investment, experts also often say that (in the long term) the stock market will outperform property, both in terms of annual yields and long-term growth. But in times like now, given the underlying market factors and when stock markets are so volatile, with billions of pounds being wiped off the value of peoples investments, it is, perhaps, understandable why there has been a sudden surge in private buyers becoming landlords. There is definitely more than a degree of comfort in owning bricks and mortar! Indeed, more than one million people in the UK own a second home, according to the Council of Mortgage Lenders.

All you can really do is to do as much research as you can and match all shades of opinion to your own particular circumstances. Naturally, no one wants to lose their hard earned money and a mortgage is a major financial commitment. But, by any analysis, it is also true that in the past, property has done well for investors... in the long term, of course.
